DuraFlex Chimney Cleaning in Chicago Loop, IL | Brightway Chimney Sweep
Brightway Chimney Sweep provides independent DuraFlex chimney cleaning and service across Chicago Loop, IL. We inspect, clean, repair, and replace DuraFlex liner systems in commercial high-rise boiler vent stacks and rooftop caps throughout the Loop. The one thing that separates our DuraFlex work here from anywhere else is the rooftop: nearly every stack in the Chicago Loop sits on a shared roof surrounded by taller towers, where lake-effect downdrafts and landmark-access rules shape every inspection we do. Call (833) 365-6591 for a free estimate.
Why Chicago Loop Residents Choose Us for DuraFlex Service
Neil Borowski grew up a few blocks from Eckhart Park and offers DuraFlex service in West Town; he has spent nearly three decades working on the same kind of masonry stacks and boiler flues that fill the Chicago Loop. He built Brightway around a simple idea: property owners in the Loop deserve an honest camera inspection and a straight explanation of what’s happening inside their flue, not a list of upsells they can’t verify.
We’re an independent DuraFlex service provider. Nobody at Brightway is authorized by DuraFlex, and that’s a distinction that matters. It means our recommendation to repair or replace a liner comes from what the camera shows us on your rooftop, not from a manufacturer relationship. We stock genuine DuraFlex OEM liner sections, caps, and top plates, and we pair them with aftermarket fasteners and seals only where they meet or beat OEM spec. We also handle DuraFlex sales & service across the city, so we see how these systems fail in every building type.
Most sweep companies in the Loop sub out repairs to a masonry crew or a boiler contractor. We don’t. One contractor, start to finish, from the camera inspection to the final cap seal. That matters on a landmarked Loop rooftop, where the person who diagnosed the problem should be the one who fixes it.

Common DuraFlex Chimney Cleaning Problems We Solve in Chicago Loop
DuraFlex liners are well-engineered, but the Chicago Loop puts them through conditions most manufacturer test labs never simulate. These are the five failure patterns we encounter most often on Loop rooftops:
- Acidic flue condensate corrosion. Cold, windy Loop winters keep boiler vent flue gases cooler than they should be, especially in older pre-war buildings with oversized exhaust runs. Moisture condenses inside the stainless liner and sits there. Over time, that acidic condensate eats at the inner liner wall. We see it most on DuraFlex SW systems running at low fire during shoulder months when the boiler cycles but never gets hot enough to dry the flue out.
- Joint separation from lake-effect downdrafts. Downdrafts off Lake Michigan and the surrounding towers can reverse draft in a flue for minutes or hours at a time. That reversal pushes hot gases backward through liner joints, and thermal cycling works fasteners loose. We’ve pulled separated sections two or three couplings up from the breach on more than one Loop stack.
- Crown and top-plate seal failure at high exposure. Loop rooftops get hammered by freeze-thaw cycles. Water gets into hairline cracks around the cap baseplate or liner top plate, freezes, expands, and opens those cracks further. By spring, water is tracking down the outside of the liner and into the chase. The damage is rarely visible from the ground.
- Crushed flexible liner in irregular masonry chases. Many Loop chases were laid out in the 1890s – 1930s with offsets no modern liner was designed to navigate. DuraFlex’s corrugated Flex liner handles bends well, but in a tight, irregular masonry chase, compression can occur over time. A Level 2 camera inspection is the only way to see it clearly.
- Wrong cap or top plate for urban wind patterns. A cap that performs fine on a suburban single-family chimney can backdraft on a shared Loop rooftop where surrounding towers create shifting, turbulent airflow. We routinely test draft with a manometer before and after cap work, because a cap change can either fix a draft problem or make it worse.
DuraFlex Service in Chicago Loop: What Local Conditions Mean for Your Equipment
Here’s a fact that most chimney service pages skip: nearly every DuraFlex liner we service in the Chicago Loop sits on a rooftop shared with multiple other stacks, surrounded by buildings that are often taller. That’s not true in neighboring Lincoln Park, Logan Square, or areas with DuraFlex repair in Near North Side, where detached homes and three-flats predominate. In the Loop, the physics are different. A downdraft off a 40-story tower across the street can reverse draft through a boiler vent stack for hours, not minutes. It stresses liner joints, cools flue gases, and lets condensation form where the liner was never designed to hold water. A cap or top-plate that works fine in a residential setting can cause backdrafting here unless it’s sized and sealed for urban wind patterns. We bring a manometer to every Loop cap job and test draft before and after. That’s not optional here; it’s the only way to know if the repair actually fixed the problem, or just moved it somewhere worse.
DuraFlex Models & Products We Service in Chicago Loop
Our crew works on all four DuraFlex product families commonly installed in Loop buildings:
- DuraFlex SW (single-wall stainless liner) – the workhorse of older boiler-vent retrofits throughout the Loop’s pre-war towers.
- DuraFlex Pro (insulated liner) – used where flue temperatures run high or the building code requires thermal protection.
- DuraFlex Flex (corrugated liner) – the flexible variant frequently pulled through the narrow, irregular masonry chases of 1920s – 30s hotel and office buildings.
- DuraFlex Multi-Flue Caps – common on shared Loop rooftops where multiple vents terminate through one cap assembly.
We stock genuine DuraFlex OEM liner sections, caps, and top plates for fast Chicago Loop turnaround. When a repair calls for a fastener or seal we don’t have from DuraFlex directly, we use aftermarket parts only when they meet or exceed OEM specifications. If a liner is corroded or crushed beyond safe service, we’ll say so plainly. A partial re-line is sometimes possible; we won’t patch a failed DuraFlex system just to avoid an honest replacement recommendation.

FAQs – DuraFlex Chimney Cleaning in Chicago Loop
Yes. DuraFlex SW and DuraFlex Pro are both installed throughout the Loop’s high-rise boiler vent stacks. The right choice depends on flue gas temperatures, vent run length, and local code requirements. We specify the correct system for each chimney chase after a Level 2 inspection. We’re independent of DuraFlex, so our recommendation is based on the building’s conditions, not a manufacturer incentive. Call (833) 365-6591 to schedule an inspection.
Downdrafts from surrounding towers can reverse draft and push exhaust gases back down through the cap and top plate seals. Over time, this thermal cycling loosens fasteners and degrades seals. We test draft with a manometer before and after cap work to confirm the fix. If your cap is backdrafting, call (833) 365-6591 and we’ll assess it on the rooftop.
A Level 2 inspection runs a high-resolution camera through the full liner length, documenting joints, bends, corrosion, and any crush points. We also inspect the cap, top plate, crown, and accessible chase from the rooftop. Video documentation is included in the inspection report so you can see exactly what we saw. All of our findings are delivered with a plain explanation, not a sales script. Call (833) 365-6591 to book a Level 2 inspection.
Sometimes. If the damage is limited to one or two sections and the rest of the liner is structurally sound, we can remove the failed sections and install genuine DuraFlex OEM replacements with exact-fit couplings. If the liner is corroded across multiple sections or crushed beyond safe service, we’ll tell you replacement is the honest option. We’ve done partial re-lines on Loop stacks that other contractors wanted to fully replace. Call (833) 365-6591 for a camera assessment and a straight answer.
Yes, often. Many Loop buildings require advance coordination with property management, and landmarked buildings may need visible-masonry review before cap or crown work. We handle access coordination as part of every job. If your building has a shared rooftop or landmark status, let us know when you call (833) 365-6591 and we’ll start the access process.
